This had somewhat grown into a full meeting following invitations to others to join the group. Patrick Crawford explained that the structure was in a poor state of repair. The roof covering was gone, the timber suffering from neglect, with water getting in and some of the stonework was crumbling. They were looking to instigate a programme of repairs to stabilise the structure. To sort out the South East corner that is suffering from structural movement, replace roof timbers and re-clad in new clay tiles. Lime wash and stabilise the gargoyles to protect from further deterioration. Clean the stonework. Replace the carved lettering. Repair the quatrefoil windows and replace metalwork and flint work as necessary. Reset the stone steps, clear debris and replace the door. Repair, consolidate and clean all stonework. Patrick commented that the timberwork in the arch was reasonable but they may have to replace some rafters, and support the timbers on concrete to stop further rotting. A solution to the structural movement of the South East corner was shown whereby the buttress would be removed, and then a reinforced concrete support would be put into the structure and the buttress replaced. It was felt by some that this was very invasive and doubt was cast as to whether this subsidence was recent and whether it was necessary. It was felt that the cracks should have been monitored immediately to see if the structure was still moving, and questions asked why this hadn’t been done. If the cracks were old and the structure now settled this work would not be necessary. Chris Carter asked if we could not just use the Ѓ85,000 already put aside for the repairs to do these essential works. Then if non- essential work were deemed necessary we could approach Viridor for this funding. The essential work was the roof, stonework, timber and pointing, and non-essential, the Chapel work, door, steps, replacement gate, stonework cleaning etc. Patrick mentioned the idea of using the Chapel as a store for lawn mowers etc., but this did not seem to be acceptable because of the security problems. Dee Hyatt felt we had to make the structure vermin proof, to stop the pigeons, rats and mice from damaging it from inside. The idea of netting was discussed. Discussions then took place on how the work could be done with the existing Ѓ85,000 with the proviso that it would last for around 10 years, but was felt that this could not be enforced or in fact the work done for this amount of money. Mark Dalzell arrived and mentioned that all work would have to be approved by English Heritage, and Jane McCoy then requested that the tenders be requested to cover 1) the Essential repair works and 2) the Restoration work and non essential work, to try to speed the work through as it had been left long enough. We could then go to Viridor later with the request for the money to cover the non essential works. Chris asked Bill Wyatt if this delay would cause a problem with the Ѓ85,000 not being used in the current financial year, but Bill felt that as the money was in the capital budget is could be treated as committed expenditure with carry over into the next financial year with no problem.   Jane questioned the Architect on whether the price was indeed Ѓ125,000 for the complete works, which was confirmed.  This is the Ѓ121,240 budget figure plus VAT. The Architect hoped that the bids would come in at less than this figure though.
